House Sale Procedure

The decision to move house is one of the biggest decisions that anyone can make.  It is important that you understand all of the processes and stages involved in what can be a complex procedure.  This is a very brief synopsis of what you can expect. 

1.  VALUATION   

A free market appraisal is carried out by a qualified member of staff during which a realistically achievable valuation is placed on your home.  If the valuer feels that there are any improvements that can be made to your property to enhance the sales figure then suitable suggestions will be made at this point.  It is also at this point that the idea of Lettings may be discussed if it seems relevant and an appointment made for an appraisal by one of our Lettings Managers.  Other Valuations that may be carried out are:-

Probate Valuation

2.  FEES

Each client has individual needs with regards to their marketing.  Our trained valuers present bespoke packages and qualify on the appointment:-

3.  SALES DETAILS    
Upon instruction the next step is to produce the necessary sales literature.  We will re-visit your property to take all of the details for the brochures and your home will be professionally photographed and floor plans prepared.  We always use high quality, laminated sales particulars for all of our instructions as presentation is vital in order to maximise your realisation price.  Identification would be required in accordance with Money Laundering regulations and in matrimonial instructions we require written consent from both parties.

4.  MARKETING    
Information on your property is circulated to our extensive database of potential purchasers through all our offices.  Your property will also appear on our bespoke website www.berrimaneaton.co.uk together with the leading national websites www.rightmove.co.uk.  We have regular adverts in the local and regional press and discounts in national media such as Country Life and The Times.

5.  VIEWINGS    
We offer an accompanied viewing service in office hours from Monday to Saturday should you prefer us to handle the viewings for you.  After a viewing has occurred the applicant will be contacted for feedback which will then be passed back to you – be it positive or negative!

6.  SALE    
You will be informed once offers are received and you will be fully advised with regard to the most prudent course of action.  We will make recommendations as to whether or not an offer should be accepted and financial references and/or verification will be undertaken by Simon Snape of Kingsland Financial in order to ascertain that your proposed purchaser is able to proceed.  We will also investigate the position of any “chain” by talking to the relevant estate agents acting in related transactions.

7.  SALES PROGRESSION
Once a sale has been agreed we will prepare sale agreed letters and memoranda of sale for distribution to yourself, the buyer and both parties solicitors.  We will then liaise with all of the parties involved in the sale, including surveyors and mortgage advisors, to help to ensure that the transaction proceeds smoothly to exchange of contracts.

8.  COMPLETION    
On the day of completion, upon authorisation from your solicitors, we can arrange for release of keys for your old house and wish you all of the best in your new home!  Please also refer to our moving house guide.
